Seller’s Guide

Selling your home is a complex, multi-step process that calls for the expertise of a Real Estate Agent. There are many things you’ll need to consider, and to help you through it, here’s a general overview on what to expect and prepare.

Get Your Finances in Order

Don’t worry if you’re still paying off your mortgage, there are several options depending on what type of mortgage you have. However, you’ll need to talk to your lender before you can proceed and find out critical information like what your mortgage balance is, how much is your penalty if you need to break your mortgage, is your mortgage is portable and what would that entail

Meet With Alex Mazhari PREC

It’s important to partner with a Real Estate Agent you feel completely comfortable with. Don’t fall for the trap of partnering with the first Real Estate Agent who suggests the highest asking price. Shop around. A good Real Estate Agent can help you price your home to sell not promise to sell it for how much you are hoping for.

Alex will answer questions like “When is a good time to sell?” and has in-depth knowledge of the market.

My listing presentations normally take around 2 hours from start to finish, with out giving away too much information as these are trade secrets. I will view your home and give you my expert opinion on your property, how to boost your curb appeal and what are the best strategies on maximizing your property value. I will explain the selling process and share with you my marketing plan and why I am the best agent for the job. I will provide you with a free home evaluation that is current and accurate.

Listing Your Home

Pricing your home too low or too high is not an option. Setting a fair price will attract more potential buyers and give your home more exposure. Alex will be able to explain to you the multitude of factors influencing pricing, including: competitive pricing, current market stats, and the common mistakes homeowners make.

Marketing And Promotion

The next step will be to sign a Listing Agreement, which gives Alex your REALTOR® permission to post your property on MLS (Multiple Listing Service). Then we will begin marketing your home through a variety of mediums — digital and traditional which we reviewed with you during the listing presentation— and inform other REALTORS® (representing buyers) that your property is on the market.

Closing

After the hard work of marketing and promoting your home pays off, you’ll hopefully have a few offers on the table. Alex will inform you all the potential pitfalls with each and any offers and negotiate a result that would surely put a smile on your face. Terms and conditions on the offer is vital so we will carefully explain all of what your obligations are and help you with planning your move based on the completion and possession dates that are present on your offer. Once you’ve accepted an offer, your buyer will want to conduct a home inspection and appraisal or the property. Finally, your lawyer and Real Estate Agent will walk you through the paperwork and legal bits needed to close on time.

Congratulations! With the sale of your home complete, you can now begin looking for a new place.
